Single Family Homes – There were only 3 more more Active but 12 more Pending listings while one less Closing for this group. The DOM increased by 8 for both the Active and Pending listings and dropped by 20 days for the Sold’s. The Market appears to be trending upward in a good way with this large increase of Pending sales of Single Family Homes.
Condos – The activity in this category was steady with very little movement in numbers of listings compared to last month’s numbers. The DOM remains volatile for Condos. There was a large increase in DOM for Sold listings, decrease in Pending, and increase in Active listing DOM. that averages out at 3. Statistically I think this group is odd because these fluctuations seem to be routine month in and month out. Overall I would say the condo market is steady based on activity related to the number of listings not changing much in any category, but I would not make an assessment based on DOM.
Attached Homes – There are 6 more Active, 3 less Pending, and 3 more Sold compared to last month. Attached home listing numbers are still fast movers in this market. Four Attached homes Sold and closed last month and there are 7 Pending and 11 Active Listings(Increase of 6!). The DOM for Active listings dropped by 42, while dropping by 10 for Pending and Sold listings. With the increase of Active listings I expect to see increased activity over the next month as Attached homes are normally quick sellers.
Conclusions – Activity overall is steady plus, with a trend upward over the last month compared to recent months. The DOM, when averaged across all categories has continued dropping. Affordable inventory continues to be a problem and has the most competition amongst Buyers. It is still Spring and I expect Activity to begin rising as we head into the warmer months of our Juneau year.
