Late Summer Juneau Real Estate Market Update

Still late but catching up with these posts….

July 2016 Juneau Real Estate Blog Post, # of listings, # DOM

Single Family Homes –  There are 5 more more Active, 6 less Pending and 6 less Sold listings for this group. The DOM decreased in all 3 categories by an average of nearly 12 days.  With the increase in Active, decrease in Pending, and 6 less Closed listings compared to last month…this section of the Market appears to be slowing down. 

Condos – The number of condos Active and Pending dropped by a total of 8 while the number sold went up by 3.  The condo market is fairly healthy based on the numbers month in and month out.

Attached Homes – There are 3 more Active, 3 more Pending, and the same amount of Sold listings compared to last month.  The DOM for Active listings both dropped slightly, while Pending and Sold listings DOM went up by 14 and 6 respectively.  The attached home market is still steady with a lot of Activity but over time, the amount of Active listings has been creeping upward but this month Active and Pending listings evened out by number..

Conclusions – Activity overall is steady, with a slight trend downward over the last month.  The DOM, when averaged across all categories remained about the same as last month.  The Juneau Real Estate market typically has a couple of “slow” times during the summer so hopefully this is one of those.  Affordable inventory continues to be a problem and has the most competition amongst Buyers.  It is late summer and I expect Activity to begin slowing as we head into the colder months of our Juneau year.
