SINGLE FAMILY & ATTACHED HOME SALES:

MAY TO JULY 2017

The past 3 months of Single Family and Attached home sales are notably different compared to the same period in 2016 in two ways:

  1. In spite of a nearly identical number of listings, 121 this year vs. 122 last year, sales volume dropped by half or more in every price range–42 sales out of 121 listings in 2017 compared to 90 sales out of 122 listings in 2016.
  2. The offset to the drop in sales is that Days on Market (DOM) dropped from 50 in 2016 to only 21 days in 2017.

Conclusion:  Homes that are selling are selling more quickly, generally within 2-3 weeks and the homes are selling at 99% of asking price.  There are more unsold homes on the market, indicating more inventory and reduced turnover in sales.
