Single Family Homes – There were 2 more Active and 3 more Pending listings but there was no change in the number Sold over the month. The DOM decreased for all categories. The Market is still relatively steady with a slight trend up in this group.
Condos – The activity in this category had 2 more Active listings and 5 more that went Pending compared to last month’s numbers. The number that Sold went down by 2. The DOM remains volatile for Condos. There was large drop in DOM for Sold listings that averages out at 6, this will likely spike back up next month…luck of the draw this time.
Attached Homes – There are 2 less Active, 5 more Pending, and 2 less Sold compared to last month. Attached homes are still fast movers in this market. Only one Attached home Sold and closed last month but the 5 that are Pending will likely show up in the next report. The DOM for Active listings went up by 15, was the same for Pending listings and dropped by 97 for the one listing that Sold…not really statistically significant when there was only one data point.
Conclusions – Activity overall is steady with a trend upward over the last month compared to recent months. The DOM, when averaged across all categories has starting dropping. Affordable inventory continues to be a problem and has the most competition amongst Buyers. It is still Spring and I expect Activity to begin rising as we head into the warmer months of our Juneau year.
