2nd Quarter 2020 – Single Family Home Sales

SINGLE FAMILY HOME SALES:

April to June 2020

The second quarter of 2020 Juneau real estate market had what one might assume were significant headwinds with the Covid-19 Pandemic disruption of economic activity.  Yet, the home sales data did not show a noticeable decline in number of sales or sold prices for homes.  Listings sold were down by 10 overall in the 2nd quarter 2020 for a total of 65 sales, with modest declines in the lower price ranges of $200K to $449K when compared to the same quarter last year.  Average days on market (DOM) doubled from 27 days in Q2 2019 to 55 days in Q2 2020.

More surprising was that average sold prices held to a steady discount of 1.2% from average list prices, with a notable discount of 4.1% in the $200K to $349K price range.  As of July 9, 2020, there are 34 homes listed for sale.
